Morocco, for instance, has experienced a 28% increase in UK visitors in the last year, with the markets and skylines of Marrakesh being a particularly favoured location. Rich in culture, history and also beautiful sights, there is more than enough material to fill a honeymoon photo album. On the more cultural side of The day is over and the rest of your lives together are about to begin – bur first, a little fun and relaxation things, many people are visiting locations such as Japan, taking in the deep history available in these countries. The goal seems to be to do something that makes the experience just a little more exciting than a normal family holiday. More traditional locations such as Paris or Vienna remain popular, and with the upturn in the economy, further flung locations such as the Caribbean or Maldives are coming back to the fore. With the housing market as it is, it’s not uncommon to see people staying with their parents for longer and longer, and using marriage as their time to move out and create a home for themselves. With the Government’s incentives for first-time buyers, this has become easier than it has been in recent years. The `Help to Buy` scheme has been in effect for some years now, and enables first-time buyers to purchase a house with only a 5% deposit. Despite the name, it’s also worth noting that the scheme is open to more than just first-time buyers, even if the majority of applicants fall into that category. Launched back in 2013, it aimed to help people who struggled to get onto the property ladder with spiralling housing costs, and although the cost of purchasing a house has started to slow in recent years, the scheme is still in effect. For newlyweds, it’s a perfect opportunity to start building the family they’ve dreamt of, and many take advantage of it. The Government 64 Á also has a second part to help to buy in place, wherein if the minimum 5% deposit of a property is made; the Government will provide an interest- free loan of a further 20%, meaning that the mortgage is only calculated at 75%. This is what many first-time buyers fail to understand, with some claiming that the scheme is pointless because a 95% mortgage has costs too steep to meet. In truth, the mortgage will only be a 75% one, and what many buyers not using the scheme face as standard. When it comes to buying a first home, there is a lot to keep in mind. Obviously location will be key, and for those who work, a place within reach of their place of employment will be necessary. That said, in Lincolnshire, there is also the option of whether to invest in a new build or an existing one. There are quite the number of new builds taking place at the moment, with developers across the entire county taking advantage of relaxed planning regulations to create their own carefully regulated plots. These might be ideal for a new family, because they won’t have any nasty surprises in store when it comes to repairs or assessments, and they are also likely to last a long time before any work needs to be done. It’s not uncommon for couples to already be living together before marriage, but nor is it to look for a new family home – especially if additional family members are expected. 62-64.qxp_Layout 1 27/01/2020 10:04 Page 2Another advantage if that of energy efficiency, as studies show that new builds can be up to 45% more efficient on costs. That said, the choice is not always so cut and dry. While a new build is a great way to save costs and make your own initial mark on decorating, it has to be said that the best locations will more times than not already be taken. Obviously there are less new builds in the heart of Lincoln, for instance, because the area is already well- developed. For these houses, it’s obviously worth getting professional surveyors in to catalogue any faults or weaknesses, which might then enable a couple to knock more off the price of the property. This can be a great way to get an affordable property in a good location, but does leave one with the risk of repairs further down the line. In most cases it’s a balancing act between finances and what a couple desires, with everyone being different. The true beauty of buying a new home, however, is in making it your own and decorating it as one sees fit. While it might be tempting to go wild and change all the colours first, it’s worth keeping in mind that the necessities are most important, and also what rooms are used the most. That large dining room might be tempting, but our advice would be to start with the bedroom first, and then move onto the kitchen, bathroom and main living area. Think about it in terms of where the most hours are spent, and then work out from there.
